Treasure Coast commercial painting

Commercial painting in St. Lucie County, run under the right color rules

A repaint here answers to different rules depending on the address: Port St. Lucie's color chart, a Fort Pierce historic district, or the county's own code. Romco Builders finds out which applies before it writes a quote, then runs the job.

  • Commercial buildings only
  • Any size of job quoted
  • Port St. Lucie color chart checked before paint is ordered
  • Wash water kept out of storm drains

What changes here

Three jurisdictions, two estuaries and a long wet season

The paint is rarely the hard part in St. Lucie County. The hard part is knowing which office reviews the color, where the rinse water may go, and when the weather will let a coat cure.

A city color chart

Port St. Lucie's design standards name repainting a wall as work they cover. A new color on a street-facing commercial face must match the city's approved chart.

Historic Fort Pierce districts

Fort Pierce has six historic districts. Repainting inside one needs a certificate of appropriateness, which city staff can approve before any permit is issued.

Lagoon and river drainage

County drainage runs to the North Fork of the St. Lucie River and the Indian River Lagoon. Paint is a listed pollutant under County Ordinance 07-005.

A wet season to plan around

The National Weather Service puts the average wet season start at Fort Pierce on May 25 and the dry season start on October 20.

How a job runs

Six steps, in order

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.

Questions

Before you call

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

Is there a job size Romco will not quote?

No. We quote one repainted tenant suite in a plaza on US 1 and we quote the full exterior of an oceanfront condominium on Hutchinson Island. Small jobs get the same written scope as large ones.

Does a commercial repaint need a building permit?

It depends on who has jurisdiction. The county lists painting among items that need no permit for small repairs, and asks for an exemption application on some larger non-structural work. Port St. Lucie, Fort Pierce and St. Lucie Village issue their own permits. We confirm with the right office for each job.

What if an older building has lead paint?

Federal rules decide this, not the paint's age alone. The EPA renovation rule covers child-occupied facilities built before 1978, such as day care centers inside commercial buildings, and requires a certified firm. OSHA's lead standard covers workers on any structure that contains lead. Romco checks whether either rule applies and arranges a certified firm where it does.

How long will the painting run, start to finish?

We do not promise a duration. Approvals, repairs found during prep and the weather set the pace. The National Weather Service puts the average Fort Pierce wet season between May 25 and October 20, and hurricane season runs June 1 to November 30. Your quote shows the order of work and what each step depends on.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor. It was founded in 2015, is based in Fort Lauderdale, and runs St. Lucie County painting jobs under that license.

Who sets exterior color rules in St. Lucie County?

Port St. Lucie's citywide design standards cover repaints visible from the street, but Tradition and St. Lucie West are exempt because they adopted their own standards. Fort Pierce reviews color inside its historic districts. The county's muted-tone rule applies to new commercial work and major redevelopment.

Where does the wash water go during prep?

Not into a storm inlet. County Ordinance 07-005 bars anything but stormwater from the county storm system and lists paints among the pollutants. That drainage reaches the St. Lucie River and the Indian River Lagoon, so rinse water is captured and taken away.

Does a condo repaint tie into the milestone inspection?

It can. Florida's milestone law starts at 30 years of age, and the condominium reserve study must list waterproofing and exterior painting. We read the engineer's report and schedule the coatings after any repairs it calls for.
