Tradition, St. Lucie County

Commercial painting in Tradition

Tradition is the 8,200-acre master-planned region of Port St. Lucie that the city exempts from its Citywide Design Standards, because it adopted its own standards when it began. So the city color chart does not settle a Tradition repaint. Romco checks with the property's association or district which standards apply before colors are chosen.

Southern Grove, the 3,605-acre development south of Tradition Parkway, is part of the region. It holds Cleveland Clinic's seven-story Tradition Hospital and the 107,000-square-foot Florida Research and Innovation Center, opened in 2020. Painting a hospital that never closes means phasing walls so entrances, ambulance routes and air intakes stay clear, with lifts placed around the hospital's own schedule.

Legacy Park adds distribution stock: its first tenant, FedEx, opened a 245,000-square-foot sortation center there. Long tilt-wall faces on a building like that are a lift job, planned around truck courts and shift changes. On every Tradition project Romco runs the schedule with the owner's operations staff and coordinates any separately licensed repair found under the coating with a firm that holds the license.

What we quote in Tradition

Painting work we quote here

From walk to punch list

How the job runs

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. This is the order a repaint follows here, from the first site walk to the last punch item.

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.

Questions

Commercial painting in Tradition

Does the Port St. Lucie Approved Colors Chart apply to a building in Tradition?

No. The city's design standards name Tradition as exempt because it adopted other design standards at its inception. Which body applies those standards to a given parcel is a question for the property's association or district, so Romco asks that before any color goes on the schedule.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

What if an older building has lead paint?

Federal rules decide this, not the paint's age alone. The EPA renovation rule covers child-occupied facilities built before 1978, such as day care centers inside commercial buildings, and requires a certified firm. OSHA's lead standard covers workers on any structure that contains lead. Romco checks whether either rule applies and arranges a certified firm where it does.

How long will the painting run, start to finish?

We do not promise a duration. Approvals, repairs found during prep and the weather set the pace. The National Weather Service puts the average Fort Pierce wet season between May 25 and October 20, and hurricane season runs June 1 to November 30. Your quote shows the order of work and what each step depends on.
