Hotel and hospitality painting in St. Lucie County

Fort Pierce sits directly on the Indian River beside the Atlantic, and Hutchinson Island faces the ocean. A hotel repaint on this coast deals with salt exposure outside and paying guests inside.

A resort pool with palm trees and a pink hotel building behind it.

Romco is a construction company, not a hotel operator. We plan the painting around the hotel's own schedule: rooms taken out of inventory in blocks, public areas painted overnight, and pool decks and facades worked in the quieter months the property chooses.

Downtown Fort Pierce is a historic district. A hotel or venue building inside it needs a certificate of appropriateness before an exterior repaint, and painting a never-painted surface on a contributing building goes to the Historic Preservation Board.

Wash water from pool decks and facades is kept out of storm drains under County Ordinance 07-005. That matters most where drainage runs straight to the lagoon or the river.

Order of work

  1. Agree room blocks, public-area hours and seasons with management.
  2. Check the jurisdiction and any historic district rule.
  3. Write the scope by floor, area and phase.
  4. Prepare and paint rooms in blocks, public areas overnight.
  5. Wash, repair and coat the exterior in its own phases.
  6. Walk each block with management and return it to service.

What usually goes wrong

Where this job goes wrong in St. Lucie County

Guests next to the work

Odor, noise and wet paint near guests cause complaints. Rooms go out of inventory in blocks, and corridors are painted at night with low-odor products.

Salt on the facade

Salt left on a wall stops new paint from bonding. Facades are washed and the surface is checked before coating.

Storm season on the coast

Hurricane season runs June 1 to November 30. Exterior phases on the island are planned so rigging can be taken down quickly.

Outside scope

Furniture and fixture replacement, wallcovering supply, pool resurfacing, roofing and electrical are separate scopes. Romco coordinates them but does not run the hotel's operations.

Questions

About hotel and hospitality painting

Can rooms stay in service during the repaint?

Most of the hotel can. Rooms are taken out in blocks agreed with management, and returned once each block passes its walk.

Is a downtown Fort Pierce hotel exterior reviewed?

Inside the downtown historic district, yes. A certificate of appropriateness comes first, and city staff decide a plain repaint.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

Is there a job size Romco will not quote?

No. We quote one repainted tenant suite in a plaza on US 1 and we quote the full exterior of an oceanfront condominium on Hutchinson Island. Small jobs get the same written scope as large ones.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor. It was founded in 2015, is based in Fort Lauderdale, and runs St. Lucie County painting jobs under that license.

How Romco runs it

The order of work

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.
