Office, retail and tenant improvement painting in St. Lucie County

Tenant improvement painting here is timed by the lease. A new tenant in a US 1 plaza, or in one of the 530 commercial properties St. Lucie West's district counts, needs the suite painted between one tenant leaving and the next opening.

A worker spraying paint onto an interior wall with an airless spray gun, in black and white.

Inside the suite the owner and tenant pick the colors. Outside, a storefront face in Port St. Lucie that can be seen from the street falls under the city's design standards. Painting the walls only needs to meet the building face color section, and a new color must come from the approved chart.

St. Lucie West is exempt from those city standards, and so is Tradition. Both adopted their own design standards when they were planned, so a storefront color change there goes through those documents. Port St. Lucie adopted a redevelopment plan for the US 1 corridor in 2001, and that corridor is not on the exempt list.

Romco schedules painting after the dusty trades and before final flooring, so walls are not scarred by later work. The punch list is walked with the tenant's representative before keys change hands.

  6. Walk the suite with the tenant and close the punch list.

What usually goes wrong

Where this job goes wrong in St. Lucie County

Other trades scarring fresh paint

Paint applied before millwork and flooring gets marked. Romco sequences the final coat after them, with only touch-up left for the end.

Storefront color changes

A new brand color on a Port St. Lucie storefront must match the approved chart, and dark colors are limited to accents. We check before the tenant commits to it.

Neighbors who stay open

Plazas keep trading. Spray work, odor and noise are controlled so the next-door suite is not affected.

Outside scope

Signage permits and sign fabrication, drywall framing, flooring and electrical are separate scopes. Romco coordinates the painting around them and does not take on sign approvals.

Questions

About office, retail and tenant improvement painting

Can you work on a tight turnover between tenants?

Yes. The schedule is built around the lease dates, and we tell you early which trades or approvals could push it.

Do St. Lucie West storefronts follow the Port St. Lucie color chart?

No. St. Lucie West is exempt from the city's citywide design standards because it adopted its own. We ask the owner for those documents.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

Is there a job size Romco will not quote?

No. We quote one repainted tenant suite in a plaza on US 1 and we quote the full exterior of an oceanfront condominium on Hutchinson Island. Small jobs get the same written scope as large ones.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor. It was founded in 2015, is based in Fort Lauderdale, and runs St. Lucie County painting jobs under that license.

How Romco runs it

The order of work

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.
