Same order every time

How every painting job runs

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.

Questions

Questions about scope

Is there a job size Romco will not quote?

No. We quote one repainted tenant suite in a plaza on US 1 and we quote the full exterior of an oceanfront condominium on Hutchinson Island. Small jobs get the same written scope as large ones.

Does a commercial repaint need a building permit?

It depends on who has jurisdiction. The county lists painting among items that need no permit for small repairs, and asks for an exemption application on some larger non-structural work. Port St. Lucie, Fort Pierce and St. Lucie Village issue their own permits. We confirm with the right office for each job.

What if an older building has lead paint?

Federal rules decide this, not the paint's age alone. The EPA renovation rule covers child-occupied facilities built before 1978, such as day care centers inside commercial buildings, and requires a certified firm. OSHA's lead standard covers workers on any structure that contains lead. Romco checks whether either rule applies and arranges a certified firm where it does.
