HOA and multifamily repaints in St. Lucie County

A multifamily repaint in St. Lucie County answers to the association board and, in Port St. Lucie, to the city too. The city's design standards cover street-facing multifamily buildings, so a new color scheme is checked against the approved chart.

A row of high-rise condominium towers along the water, seen across a rocky shore.

In Tradition and St. Lucie West the city standards do not apply, because those communities adopted their own. A board there works from those documents instead. We ask for them before samples go on a wall.

For condominiums, the structural integrity reserve study has to include exterior painting and waterproofing. That puts the repaint into the association's long-range plan. Romco reads the reserve study and any milestone report so the scope matches what the board has funded.

Residents live on site through the job. Work moves building by building, with notices before each one, and parking, pools and walkways stay usable around the work area.

Order of work

  1. Read the governing documents, reserve study and any city color rule.
  2. Walk every building and map repairs and failed sealant.
  3. Present the scope and color check to the board.
  4. Send resident notices, building by building.
  5. Wash, repair, prime and paint each building in turn.
  6. Walk each building with the board's representative and close out.

What usually goes wrong

Where this job goes wrong in St. Lucie County

A color vote the city rejects

A scheme the board likes can still fail the city chart in Port St. Lucie. Romco checks colors before the vote, not after.

Residents missing the notice

Cars parked under a building being washed and windows left open cause most complaints. Notices go out per building, and the day's work area is signed.

Scope wider than the reserve

Repairs found during prep can outrun what the board budgeted. The scope sets out how added repairs are quoted, approved and recorded before work continues.

Outside scope

Roofing, balcony structural repair, railing replacement and window work are separate licensed scopes. Romco coordinates them so they finish before paint on each building.

Questions

About hoa and multifamily repaints

Does Port St. Lucie review our community's colors?

If the buildings sit in a multifamily zone and face a street, the city's design standards apply and new colors must match the approved chart. Single-family homes are not covered.

Can the board phase the repaint over budget years?

Yes. The scope can be written by building or by phase so it lines up with the reserve schedule.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

Is there a job size Romco will not quote?

No. We quote one repainted tenant suite in a plaza on US 1 and we quote the full exterior of an oceanfront condominium on Hutchinson Island. Small jobs get the same written scope as large ones.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor. It was founded in 2015, is based in Fort Lauderdale, and runs St. Lucie County painting jobs under that license.

How Romco runs it

The order of work

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.
