Fort Pierce, St. Lucie County

Commercial painting in Fort Pierce

Fort Pierce has six designated historic districts, and inside them city code Chapter 111 requires a certificate of appropriateness that covers color. Repainting is approved by staff, but painting a never-painted surface on a contributing building goes to the Historic Preservation Board, and the city issues no permit until the certificate is approved.

Beyond the six districts the city counts 32 locally significant historic sites and 11 more on the National Register. Its historic stock runs from Mediterranean Revival and Mission to Art Moderne, Classical Revival and Masonry Vernacular. The Downtown District was designated in 2002, and the city now runs the Sunrise Theatre, opened in 1923 and donated by Main Street Fort Pierce.

Fort Pierce sits directly on the Indian River beside the Atlantic. During Hurricane Jeanne in 2004 the highest gust reported in Florida came at Fort Pierce Inlet. NWS Melbourne puts the start of the wet season at Fort Pierce around May 25 and the dry season around October 20, and Romco plans exterior coats with those dates in view.

In 2014 the city took a certificate application for sealing, stucco and painting an east wall over a mural to match the rest of the building, which shows how a patch-and-paint on a historic face goes through review. Paint residue also stays out of the sewer: the city's utility code lists paint and ink residues among prohibited discharges.

What we quote in Fort Pierce

Painting work we quote here

From walk to punch list

How the job runs

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. This is the order a repaint follows here, from the first site walk to the last punch item.

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.

Questions

Commercial painting in Fort Pierce

Does repainting a storefront in a Fort Pierce historic district need the full board?

Usually not. The Chapter 111 approval matrix marks painting as a staff decision for contributing and non-contributing buildings alike. Painting a surface that was never painted on a contributing building is a board decision. Outside the districts, Romco asks the city whether its design review reaches a plain repaint.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

What if an older building has lead paint?

Federal rules decide this, not the paint's age alone. The EPA renovation rule covers child-occupied facilities built before 1978, such as day care centers inside commercial buildings, and requires a certified firm. OSHA's lead standard covers workers on any structure that contains lead. Romco checks whether either rule applies and arranges a certified firm where it does.

How long will the painting run, start to finish?

We do not promise a duration. Approvals, repairs found during prep and the weather set the pace. The National Weather Service puts the average Fort Pierce wet season between May 25 and October 20, and hurricane season runs June 1 to November 30. Your quote shows the order of work and what each step depends on.
