Parking garage coatings and striping in St. Lucie County

Parking structures in St. Lucie County serve hospitals, offices and condominiums, and few owners can close one. A garage job is planned level by level, with traffic routed around each closed area and signs that drivers read in time.

Deck coatings protect the concrete slab from water and salt that travel in on tires. Each system needs a clean, dry, profiled surface. Romco tests the deck's moisture and checks the old coating's bond before choosing what goes back down.

Garage wash water is not stormwater. County Ordinance 07-005 bans other discharges to the storm system and names paints among pollutants, and Port St. Lucie's code calls any unlisted substance in its stormwater system an illicit discharge. Water from deck cleaning is collected at drains and hauled away.

Striping comes last, laid out to the owner's approved plan. Wall and column paint, stair towers and directional graphics go in with the same level-by-level phasing.

Order of work

  1. Walk each level and map cracks, joints and failed coating.
  2. Agree level closures and traffic routes with the owner.
  3. Block drains and set up water capture.
  4. Clean, profile and repair the deck surface.
  5. Apply deck coatings, then wall and column paint.
  6. Restripe to the approved plan and walk each level.

What usually goes wrong

Where this job goes wrong in St. Lucie County

Coating over a wet slab

Moisture coming up through a slab blisters a deck coating. Romco tests moisture before coating and moves the schedule rather than coat a damp deck.

Drains that reach the river

Garage drains often tie to storm lines. They are blocked or sleeved during cleaning so wash water is collected instead of flowing toward the river and the lagoon.

Cars returning too early

Traffic on an uncured coating ruins it. Closed areas stay barricaded until the product's cure time has passed.

Outside scope

Structural concrete repair and post-tension work, expansion joint replacement design, lighting and electrical are separate licensed scopes. Romco coordinates them before coatings go down.

Questions

About parking garage coatings and striping

Will parkers lose the whole garage while it is coated?

Usually not. Work runs one level or bay at a time, with the rest of the structure open to traffic.

Do you re-stripe to a new layout?

Yes, if the owner provides an approved layout. We do not design the parking layout; we paint what the approved plan shows.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

Is there a job size Romco will not quote?

No. We quote one repainted tenant suite in a plaza on US 1 and we quote the full exterior of an oceanfront condominium on Hutchinson Island. Small jobs get the same written scope as large ones.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor. It was founded in 2015, is based in Fort Lauderdale, and runs St. Lucie County painting jobs under that license.

How Romco runs it

The order of work

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.
