Warehouse and industrial painting in St. Lucie County

Southern Grove, a 3,605-acre district south of Tradition Parkway, holds Legacy Park, whose first tenant opened a 245,000-square-foot sortation center. Buildings like these usually stay in use through a repaint.

The corrugated metal side of an industrial building with steel-framed windows.

Tall walls and open bays mean aerial lifts: boom platforms, articulating booms and vertical towers, all covered by OSHA's aerial lift rule. Romco plans lift routes around dock doors, truck courts and racking, and books work in the hours the building can spare a bay.

Metal siding and steel framing fail at fasteners, laps and the base where water sits. Rust is cleaned back and primed before topcoats, and the scope says which method is used: hand tools, power tools or blasting. Blasting and heavy cleaning near the Port of Fort Pierce means salt and debris control.

Wash water off an industrial wall carries old paint, rust and grime. County Ordinance 07-005 treats that as a pollutant and keeps it out of the storm system, so it is captured at the base of the wall and hauled off.

Order of work

  1. Walk the building with operations and mark which bays open up when.
  2. Write the scope by wall and surface, with prep method and lift plan.
  3. Set up wash-water capture before cleaning starts.
  4. Clean, remove rust and spot-prime bare metal.
  5. Apply finish coats wall by wall and bay by bay.
  6. Tour the bays and loading doors with the operator and fix anything missed.

What usually goes wrong

Where this job goes wrong in St. Lucie County

Trucks and forklifts in the way

Lifts and live traffic do not mix. Bays are coned off by schedule, with a spotter where a lift crosses a truck lane.

Rust under the old coat

Paint over rust lifts again within a season of wet weather. Romco cleans rust back to sound metal, and the scope lists each surface's prep method.

Dust over stored goods

Interior sanding and spraying can coat inventory. Racks are covered or cleared in sections before any spray work begins.

Outside scope

Roof panel replacement, structural steel repair, fire-rated assembly work and any lead or coal-tar coating removal are separate licensed scopes. Romco coordinates licensed firms for them.

Questions

About warehouse and industrial painting

Can you paint a warehouse while it is running?

Yes. The work is scheduled by bay and shift. Lifts and spray zones are kept out of active truck lanes and racking aisles.

Do you paint port and marine-side buildings?

We quote them. Near the Port of Fort Pierce, salt and wind shape the prep method, the coating system and the debris controls.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

Is there a job size Romco will not quote?

No. We quote one repainted tenant suite in a plaza on US 1 and we quote the full exterior of an oceanfront condominium on Hutchinson Island. Small jobs get the same written scope as large ones.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor. It was founded in 2015, is based in Fort Lauderdale, and runs St. Lucie County painting jobs under that license.

How Romco runs it

The order of work

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.
