Commercial painting in Port St. Lucie

In Port St. Lucie a plain commercial repaint has its own written rule. The Citywide Design Standards say a proposal to paint the walls must meet Section 9.1, Building Face Color, and a changed color must match a number on the city's Approved Colors Chart. Romco checks the scheme against that chart before any wall is coated.

The standards, adopted by Ordinance 21-030 in May 2021, reach commercial, office, industrial, institutional and multifamily buildings that can be seen from a street right-of-way. Single-family homes are left out. The palette leans to light and medium pastels and earth tones, and darker colors are allowed only in limited amounts for accent and trim.

The chart is keyed to one manufacturer's color numbers, but the city accepts any brand of paint whose color matches a listed number. Accent color is capped at 20 percent of a face and trim at a smaller share still, so Romco measures the elevations and sets the split between body, accent and trim on paper before a color goes to the owner for sign-off.

In eastern Port St. Lucie the city has run a Community Redevelopment Area along U.S. 1 since 2001, and The Port District stretches 1.5 miles along the North Fork of the St. Lucie River off SE Westmoreland Boulevard. City code Section 56.11 treats anything not on its allowed list as an illicit discharge to the city's stormwater system, and commercial wash water is not on that list, so prep water on these sites is collected rather than hosed to the gutter.

From walk to punch list

How the job runs

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. This is the order a repaint follows here, from the first site walk to the last punch item.

  1. Walk the building, check the jurisdiction

We confirm whether the address falls under the county, Port St. Lucie, Fort Pierce or St. Lucie Village, and note any historic designation.

  2. Write the scope

Surfaces, repairs, coatings, access equipment and working hours go into one written scope, so the quote compares line by line.

  3. Clear color approvals

Where Port St. Lucie's chart or a Fort Pierce certificate applies, the color is approved before any paint is ordered.

  4. Prepare and contain

Cleaning, repairs and masking come first, with wash water captured instead of sent to a storm inlet.

  5. Apply the coatings

Coats go on to the maker's written instructions for temperature, humidity and recoat time, not to a calendar.

  6. Walk it and close out

We walk the finished surfaces with you, write a punch list, finish it and hand over the color and product records.

Questions

Commercial painting in Port St. Lucie

Can we choose any color when repainting a Port St. Lucie strip center?

Not on a building seen from the street. A color change on a commercial face has to match a number on the city's Approved Colors Chart, with darker tones kept to accent and trim. If the center sits in Tradition or St. Lucie West, the city standards do not apply and that area's own standards do.

What will painting my St. Lucie building cost?

We do not give a figure until we have walked the building, because the number turns on things a phone call cannot show: how much stucco needs repair, how the walls are reached, whether a Port St. Lucie color review or a Fort Pierce certificate comes first, and how the wash water is captured. After the walk you get a written quote, broken out by surface and by step, so you can compare it line by line.

What if an older building has lead paint?

Federal rules decide this, not the paint's age alone. The EPA renovation rule covers child-occupied facilities built before 1978, such as day care centers inside commercial buildings, and requires a certified firm. OSHA's lead standard covers workers on any structure that contains lead. Romco checks whether either rule applies and arranges a certified firm where it does.

How long will the painting run, start to finish?

We do not promise a duration. Approvals, repairs found during prep and the weather set the pace. The National Weather Service puts the average Fort Pierce wet season between May 25 and October 20, and hurricane season runs June 1 to November 30. Your quote shows the order of work and what each step depends on.
